Is plumbing or HVAC water entering the space?
A supply leak, drain leak or condensate problem needs the right trade. A liner on the floor does not repair it.
Is surface water moving toward the foundation?
Low soil, short downspouts and poorly drained access wells can send water toward the house. Ask for outside observations before accepting an interior-only answer.
The Franklin Soil and Water Conservation District describes clay-heavy, poor-draining soil in parts of Franklin County. It also says grading and landscape changes can redirect water. Those local facts support a drainage check, but they do not prove the source at one home.
Is groundwater or repeat seepage present?
The project may need a collection and discharge system before the vapor retarder. Read the waterproofing guide.
Ohio’s current residential-code rule addresses drainage in certain high-water or poor-drainage conditions. Ask which part of the current rule applies to the property.
Is there visible growth or dirty material?
Encapsulation controls moisture. It is not mold removal. Existing material may need assessment and cleanup before it is covered. Avoid health claims based only on a look or smell.
Is there active pest damage?
Pests and damaged organic material need their own response. Liner and wall details should preserve any inspection access that is required.
Are floors sagging or wood parts damaged?
Structural signs need a qualified review. Do not let a moisture proposal become undocumented beam, pier or foundation work.
Is radon part of the concern?
A sealed membrane can be part of some radon systems. Encapsulation and active radon control are not the same service. Testing and design should come from a qualified provider.
Is the power supply safe and complete?
Pumps and dehumidifiers need suitable power. The quote should state who provides outlets, circuits and other electrical work.
Which business check applies in Columbus, Ohio?
The City of Columbus lists residential basement waterproofing within a limited home-improvement contractor scope. Ask which current licence or registration covers each part of the proposal, then verify it in the live City records.
The Columbus cost guide shows how separate repair scopes can change the total. After those conditions are handled, return to the full encapsulation scope and compare written quotes.
